The project

Address Villas – Tierra is the Address-branded collection inside The Oasis, offering 4 to 6-bedroom villas with published launch pricing from AED 13.16 million.

As with the Palace collection, the brand is the point. Address is Emaar's hospitality marque, and Tierra was sold on branded residence terms — personalised service alongside the house — with the villas laid out for waterfront views and light-filled interiors opening onto the landscaping.

The masterplan

The Oasis is Emaar's 100-million-square-foot masterplan, planned for roughly 2,600 villas with 25 per cent of the land set aside as open space and amenities. It sits near Sheikh Zayed bin Hamdan Road (D54) and within reach of four international golf courses.

Emaar publishes drive times of 18 minutes to Al Maktoum International Airport, 20 minutes to Dubai Hills Estate, 28 minutes to Dubai Marina and 35 minutes to Downtown Dubai and Dubai Mall. Shared amenities across the community include a swimmable lagoon and beaches, pools, sports courts, wellness and spa facilities, parks and pocket parks, jogging and cycling tracks, retail centres and a community centre.
